What is a CMA?

CMA stands for Comparative Market Analysis and can also be referred to as a Competitive Market Analysis. Using professional tools and information about the current real estate market in your current neighborhood, a Comparative Market Analysis (CMA) helps agents provide sellers with a realistic and statistically accurate estimate for the sale price of their home.

What's Included in a CMA?

CMAs usually include data and descriptions of comparable properties (also known as “comps”) in your neighborhood. These comps help to give the agent and the potential seller information about the fair market value of the home. The most accurate sold comps are typically pulled within the past 6 to 12 months.

Is a CMA the same as an appraisal?

No, a CMA is much different than an appraisal. Although the process of comparing properties to culminate value is similar, a CMA is completed by an agent and an appraisal is completed by a licensed appraiser. Both represent different steps in the home sale process and are used for different things!

Does a Home CMA include Price Per Square Foot?

Sometimes! Price per Square Foot is an important factor when evaluating the value of a home and looking at comparable properties. However, if you’re comparing properties that are very different, such as a single family home to a townhome, condo, or older construction, price per square foot isn’t always an accurate source of comparison. 

How is a CMA different from running your own online comps?

CMAs are provided by real estate experts, professionals that specialize in your area who have access to data and information that is essential to providing you with the best possible CMA and fairest value for your home. Therefore, compiling your own comps may be a good starting point but when you’re serious about selling your home, never doubt the importance of using a real estate professional.
